How to save for a house beyond the down payment

List the upfront costs separately: down payment, closing costs and moving or setup costs. Keep an emergency reserve outside that total, then plan deposits toward the remaining gap.

One home goal, three separate costs

Illustrative USD targets over 24 monthly deposits. These are not quotes or typical costs.

Future costTarget minus savedMonthly plan
Down payment$24,000 - $6,000 = $18,000$750 × 24
Closing costs$8,000 - $2,000 = $6,000$250 × 24
Moving and setup$2,400 - $0 = $2,400$100 × 24
Together: $1,100 per month in this example. No interest, mortgage approval or affordability conclusion is included.

1Price the full upfront goal

Use lender and local estimates for your situation. Add moving and setup costs, while keeping emergency money and other committed goals separate.

2Count money already assigned to the home

Subtract only savings available for these costs. Avoid counting the same balance toward both the home purchase and your emergency reserve.

3Choose a deposit plan you can support

Divide the remaining goal across actual deposit dates. If the amount does not fit after bills, change the target or timeline before committing.

4Review the ongoing home budget too

Mortgage payments are only part of ownership. Check taxes, insurance, maintenance and utilities with current estimates. A completed savings plan does not establish mortgage eligibility.

Try it with your numbers

Use your target, existing savings and deadline to work out dated deposits.

Frequently asked questions

Do I always need a 20% down payment?

Requirements vary by loan and circumstances. Check current options with a lender or housing counselor instead of treating one percentage as universal.

Does this calculator tell me what house I can afford?

No. The linked planner schedules savings deposits. It does not assess a mortgage, loan terms or ongoing ownership costs.
